Locally-owned (not a giant corporation). Austin is a boomtown and is undergoing unprecedented growth. You may hear construction going on in the neighborhood (generally restricted to reasonable daytime weekday hours but that's not a guarantee), there may be road closures for festivals, races, etc.
We book nightly, weekly, monthly, and long term. Rates range from $140 to $250 a night (ACL, SXSW, and F1 and UT football weekends will be higher) $4250 a month to $5950 a month. Nightly or weekly rates range as well. Generally speaking summer months are less expensive, and fall/winter/spring months are in very high demand because of the weather, so prices reflect that.
ASK ABOUT MONTHLY AND LONGER RATES FOR OCTOBER and March. ACL and F1 race weekends in October and SXSW in March are now by far the highest demand dates in Austin. So we price accordingly. However if you are looking for a longer term stay please ask about the rates.

The credit check we do is what is known as a 'soft pull.' It does not affect your credit score. We also run a criminal history check, primarily for the safety of the other guests in our properties that may adjoin this property.
If you're a government employee on travel or this is a corporate rental (company with verifiable assets or Dun & Bradstreet verification, etc) or you are not a US citizen with a US social security number and you prefer not to fill out application just send us an email detailing what you need and we can send the short online rental agreement directly to you. In most cases the rental agreement and appropriate photo ID / verification will book the property. Don't hesitate to let us know if you have questions.

We bought this property years ago. Local residents. We provide furnished lodging full time. We've been providing lodging for over 25 years. We bought our first property in 1997 by selling our 1982 Jeep CJ5 and using the money from that for a down payment on our first place. This is our sole source of income.
